Hard to Sell

Do you have a "special" property that you need to sell? 

In my career some of my best sales are homes that are not easily sold.  Here are some examples.

- Nice vacation home in S. Lake Tahoe. The seller had it for many decades and did not want to sell it to just anyone.  This home never hit the market. Through my own contacts got a Buyer.  The buyer bought the home but at the last minute the loan fell through.  The seller was gracious enough to carry the loan for 5 yrs.

- I represented the buyer who bought a home that was uninhabitable. I found my buyer a bridge loan that helped her purchase the home and finance some of the repairs.  There were others after this property, but my client got it because in our offer, she bought the house with the Dog.  The seller was no longer able to care for the huge american pit bull.  I picked up on that through conversation with seller and her agent.  Our offer was one of the lowest but included the dog.  It’s been a few years since; my buyer still has the house and the dog.

- San Francisco home occupied by tenants.  San Francisco has one of the strictest pro tenant laws in California and these tenants new it. The tenants were uncooperative, combative at times and hoarders.  We managed to successfully evict the tenants.  The home was sold to a 1st time home buyer.  I represented both.

- Clouded title?  Do you have other people on the title of your home who have either passed away or need to be removed so you may sell your home.  My team and I can help you resolve that problem.  There are many ways to remove a name from title or remove an old lien that may no longer be valid.

It is possible for a home not to be saleable.  For example, I have a client whose mom had a stroke and needed round the clock care.  Medi-Cal was not covering her mom’s medical expenses.  So, she decided to sell the family home.  I met with her to do the walk through and talk about the details.  My client’s parents bought the home in the 50’s, the home is now worth over a million dollars.  My client and her son both still live in the home. Her plan was to sell the family home and buy something outside of the city. She has lived her whole life in the city, her and her son both work in the city as well. I would have represented her in both the sale of her home and the purchase of her new home.  But it didn’t make sense.  Her property taxes were $900 a year.  The home was paid off.  I recommended for her to take a loan out on her home and use that money to cover her mom’s medical expenses. Which she did and kept the family home.  I didn’t make the sale this time, but my goal is not only to make money but to create lifetime clients with their best interest in mind.
